If you're watching the Kelowna market, the headline number to watch isn't the average sale price - it's the benchmark price. The Association of Interior REALTORS® publishes it monthly for the Central Okanagan, which covers Kelowna, West Kelowna, Lake Country and Peachland. It tracks a typical home and excludes lakefront and acreage properties.
August 2026 data hasn't been released yet, so the cleanest year-over-year read is July 2025 vs July 2026. That's a full 12 months of market action.

Single-family is the only segment up - from $1,045,000 in July 2025 to $1,072,400 in July 2026, +2.6%. Townhouses and condos went the other way, down to $709,500 (-2.1%) and $490,700 (-2.7%) - detached holding value while attached softened.
The time series story
1. Single-family is the outlier - still grinding higher.
July 2025: $1,045,000

July 2026: $1,072,400
That's not a boom, it's a slow climb. After a soft winter, detached homes in the Central Okanagan found a floor in spring and accelerated into summer. The benchmark excludes lakefront, so this is your typical family home, not the $2M+ outliers.
2. Attached is softening.
Townhouses down 2.1% and condos down 2.7% year-over-year. That divergence is common when rates stay higher for longer - detached buyers are often move-up buyers with equity, while first-time and investor demand for attached cools first.
3. Market activity behind the prices.
This isn't just price - it's supply and demand:
Sales: Central Okanagan residential sales were 440 units in July 2025 vs 438 units in July 2026 - essentially flat.
Active inventory: 3,507 active listings in July 2025 vs 3,005 in July 2026 - down about 14%. Fewer choices are supporting detached prices.
Speed: Single-family days-to-sell in Central Okanagan went from 55 days in July 2025 to 53 days in July 2026. Still balanced, but not sitting.
In other words, we sold the same number of homes with less inventory, and detached homes moved a touch faster.
What this means if you're reading the market
For buyers: If you want detached, the "wait for a big drop" hasn't materialized in Kelowna proper. The July-to-July trend is +2.6% despite higher inventory earlier in the year. For townhouses and condos, you have more negotiating power than a year ago - that -2% to -3% benchmark dip is real.
For sellers: Benchmark pricing matters more than average. A $1.1M list because the neighbour sold for $1.2M with a lake view will sit. The benchmark is built to filter that out. Townhouse and condo sellers should price to the new benchmark, not last summer's.
For everyone: Kelowna continues to trade at a premium to the rest of the Interior. The Interior-wide single-family benchmark is in the mid-$700Ks, while Central Okanagan stays above $1.05M. That's the lifestyle and job concentration premium holding.
The next data point to watch is August 2026, expected in early September, usually the first week. If inventory continues to tighten, detached could push further above $1.08M. If new listings surge post-summer, the townhouse and condo correction could extend.

- Townhouse: 66 days to sell
- Condo / Apartment: 72 days to sell
