Glenmore Kelowna

Glenmore is a valley‑shaped neighbourhood with rolling hills, fertile farmland, established suburban streets, and modern amenities. Known for its scenic geography and family‑oriented character, Glenmore offers a balanced lifestyle with diverse real estate options ranging from hillside estates and modern townhomes to sprawling farm acreages.

Life in Glenmore

Life in Glenmore blends daily convenience and scenic beauty with a relaxed Okanagan lifestyle. Centrally positioned north of Clement Avenue, west of Dilworth Mountain, and east of Knox Mountain, Glenmore acts as a hub for active residents.

Glenmore is known for being family-friendly with safe streets, active neighbourhood associations, schools, and a strong sense of community. Everything you need — grocery stores, local eateries, and fitness centres — is within a short drive or walk. Outdoor living is a big part of life here, with nearby parks, hiking trails, and scenic views encouraging an active lifestyle year-round.

Commuting is efficient via Glenmore Road, which connects directly to Highway 97 and key commercial corridors, allowing residents to reach most parts of Kelowna in under 15 minutes outside peak traffic, while staying tucked away from the noise of the city. The new Burtch Road Extension is a critical north-south arterial that will alleviate pressure on Glenmore Drive and Hwy 97 by 2027.

Glenmore's Regions: Old Glenmore, Lower Glenmore, The Glenmore Highlands & North Glenmore

Glenmore is comprised of four distinct areas, each with its own unique personality, housing stock, and lifestyle appeal:

Old Glenmore is a quiet residential area located north of Bankhead, west of Dilworth Mountain, and east of Highpointe & Kelowna North. Homes here are a mix of older single-family homes, renovated character homes, and newer construction luxury properties — many with swimming pools, large yards, and mature trees.

Lower Glenmore (also known as Glenmore) is the commercial heart of the neighborhood. It begins near Summit Drive/High Road and Glenmore Road, and transitions into North Glenmore at Union Road. Residing inside a sprawling valley, this area is home to massive farm properties (some offering fresh produce stalls in season), a variety of single family homes, newer townhomes, condos, and modern retirement communities. Life in Lower Glenmore is convenient with local restaurants, cafes, shopping, recreation centres, and walking trails.

The Glenmore Highlands sit on the hillside and hilltop areas climbing the Glenmore valley 's western slope to the north of Knox Mountain Park with mountain biking and hiking trails from easy to moderate. Reached via Clifton Road North, and Upper Canyon Drive North, this area includes quaint residential areas like Magic Estates, known for its scenic mountain surroundings with stunning views, walking trails, and properties built from the 1990s to 2000s.

North Glenmore, which begins around Union Road, blends lakeshore estates, orchards, farmlands, and newer master-planned communities with single-family homes, townhomes, condos, and excellent schools. Cara Glen is one of the newer residential subdivisions in this area, offering modern homes in a quiet hillside setting with strong access to schools, parks, and Glenmore amenities. In 2026, the City of Kelowna identified the North Glenmore region between the landfill and Lake Country, BC as an area for new growth and is now soliciting public feedback.

Schools & Healthcare

Glenmore is well regarded for its education options, making it an appealing neighborhood for families. In 2026, Glenmore is home to a Montessori, three elementary schools, and one middle school.

  • Coronation Montessori — A private Montessori school offering individualized, student-led learning with a focus on independence, creativity, and hands-on education for early learners.

  • North Glenmore Elementary — A strong community-focused K-6 school with emphasis on arts, nature programs, and parent involvement.

  • Watson Road Elementary — A welcoming, inclusive K-6 school known for academics and a supportive environment.

  • Dr Knox Middle School — A well-established middle school serving Grades 7–9, offering a range of academic programs, electives, and extracurricular activities in a structured learning environment.

  • Burtch Road Middle School — A major new provincial investment (approximately $101 million) coming soon to the Glenmore area, which is set to expand capacity with 800 seats.

  • École Élémentaire Glenmore Elementary School — A French-language elementary school providing francophone education with a focus on language development, culture, and community engagement.

For families seeking independent or faith-based education, St. Joseph Elementary and Immaculata Regional High School are located just a short drive south of Old Glenmore, offering a seamless transition for students within the Catholic Independent Schools of Nelson Diocese (CISND).

The neighborhood’s north end also provides convenient access to the University of British Columbia Okanagan (UBCO), making Glenmore a popular residential hub for post secondary students and faculty seeking a short commute to campus.

Coming Soon:

A new middle school in Glenmore (Burtch Road site) has already been approved and funded, which will add 800 student seats. The separately proposed Glenmore Secondary School is still in planning stages as a long-term capital priority, designed as a 1,500-seat campus-style secondary school integrated with the Parkinson Recreation Centre expansion to create a combined education, sports, and wellness hub.

Healthcare in Glenmore is convenient with two medical clinics located inside the neighborhood and 15 minute access to KGH for emergencies and specialty care.

Glenvalley Medical Centre and Hillside Medical Clinic offer walk-in services, family practice, and specialties like women’s health and dermatology, while the Dynacare Laboratory has you covered for medical testing and diagnostics.

Parks & Recreation

Glenmore offers an exceptional mix of active community parks and expansive natural spaces that make outdoor living a daily highlight for residents.

The centerpiece is Glenmore Recreation Park, an 11.5 hectare space featuring sports fields, a cricket pitch, a fenced off-leash dog park, and a stormwater pond. Multi-phase development continues in 2026-27, with new pickleball and tennis courts, a fitness area, a new grass sports field, splash park, playground, skate park, volleyball and basketball courts. The popular North Glenmore Dog Park provides a large, fully fenced off-leash area with grassy hills and paths.

The Okanagan Rail Trail offers a scenic pathway for biking and walking that seamlessly connects Glenmore toward both downtown Kelowna and Coldstream in Vernon to the north. Nature lovers enjoy Stephens Coyote Ridge Regional Park, a 102-hectare oasis of grasslands, forests, wetlands, and hiking trails that's home to Little Blue Lake, but is currently closed in 2026 for ongoing wildfire recovery efforts. Glenmore residents can access Knox Mountain Park's trails via the Glenmore Highlands, which connect to the Paul's Tomb and the popular Upper Apex lookout.

Blair Pond Park is a true hidden gem in the Glenmore Highlands: a serene retreat where families can enjoy a toddler-friendly playground and tennis courts, while nature lovers follow the pond-side trails to spot sunbathing turtles, red-winged blackbirds, and the occasional blue heron. In the winter, the park transforms into a community hub as neighbors maintain a hand-cleared ice skating track and hockey area on the pond.

Tucked away on Reynolds Road is The Geert Maas Sculpture Gardens & Gallery, one of Kelowna’s most significant cultural landmarks. Internationally acclaimed artist Geert Maas has transformed his property into a world-class indoor-outdoor gallery featuring over 350 works, from monumental bronze sculptures to vibrant paintings. Families with younger children (under 10) flock to Play Area Indoor Recreation, a unique facility that prioritizes STEAM-based (Science, Tech, Engineering, Arts, Math) play. Glenmore is also home to a variety of commercial entertainment venues — including indoor rock climbing, escape rooms, bowling, and multi-sport simulation centers.

Beyond the valley floor, residents enjoy premier access to Kelowna’s top-tier recreational landmarks:

  • Kelowna Golf & Country Club: Located at the base of Dilworth Mountain in Old Glenmore, this historic semi-private club is a cornerstone of the community. Known for its immaculate 18-hole course and ponderosa pine-lined fairways, it offers a refined social and athletic hub right in the heart of the neighborhood.

  • Parkinson Recreation Centre & Apple Bowl: Just a few minutes south, Glenmore residents have front-row access to the city’s primary athletic hub. As of 2026, the $251 million Parkinson redevelopment is well underway, transitioning the site into a world-class aquatic and wellness facility (the Kelowna Community Recreation Centre) slated for completion in 2027. While the centre undergoes its redevelopment, residents can still take full advantage of the 12 dedicated outdoor pickleball courts, community gardens, outdoor fitness area, and the inclusive outdoor playground.

On April 16th, the city broke ground on a brand new Activity Centre that's expected to complete in 2027 with a new gym, program rooms, fitness & wellness spaces, outdoor areas, a library hub, and a daycare.

Restaurants, Bars & Cafes

Glenmore’s culinary scene has evolved into a sophisticated blend of long-standing local institutions and a surprisingly diverse array of international flavors, perfectly catering to both the luxury estates of the Highlands and the active families in the valley.

  • The Morning Staples: For many, the day begins at Bright Jenny Coffee, a community favorite for specialty roasts and a modern vibe. Those looking for a classic Kelowna experience can visit Tripke Bakery or its sibling institution, Specialty Bakery; both have been neighborhood fixtures since 1983, serving up traditional baked goods that have fueled the community for over four decades.

  • Global Flavors: The neighborhood punches well above its weight regarding ethnic diversity, offering a "15-minute city" lifestyle for foodies. Residents have access to a deep bench of sushi and Japanese cuisine at Dozo House, O-Zeki, and Kaede Sushi, alongside authentic O-Machi Taiwanese bento boxes. For those craving Southeast Asian flavors, Satang Thai and Basil Leaf Asian Fusion provide high-quality, vibrant alternatives right within the commercial hub.

  • Local Hangouts: For a relaxed afternoon or evening, Flip Flops & Hops Eatery offers a laid-back, family-friendly atmosphere with locally sourced dishes and board games. Meanwhile, Brandt’s Creek Pub remains a quintessential Glenmore destination, known for its reliable pub fare, rotating craft taps, and one of the most welcoming patios in the area.

Quick options like Red Tomato Pies, Murray’s Pizza, Dairy Queen and McDonalds round out the scene, making it easy to grab dinner or a treat without leaving the community.

Shopping

Shopping in Glenmore is convenient and straightforward, with most essentials located at the main commercial hub along Kane Road.

Residents have easy access to everyday necessities, including IGA Marketplace, Save‑On‑Foods, Pharmasave, Specialty Bakery, two EV charging stations, and a Petro-Canada. Glenmore’s compact shopping district keeps daily life easy without requiring a trip across town.

Real Estate

Glenmore’s real estate market is defined by its diversity, offering a blend of long‑established neighbourhoods, modern master‑planned communities, and scenic hillside pockets that appeal to a wide range of buyers. The landscape is dotted with ALR (Agricultural Land Reserve) properties and historic farmhouses, preserving the area's rural roots even as modern builds rise in the Highlands. Whether you are looking for a newer residence with modern features, a mid-century character home, contemporary townhome,  or an entry-level condo, there is something here for every taste.

Many properties benefit from sweeping valley or mountain views, walkable access to parks and schools, and the quiet, residential atmosphere that has made Glenmore one of Kelowna’s most consistently desirable areas.

As of 2026, the Kelowna market has shifted into a more balanced environment. With inventory levels improving, buyers have the breathing room to explore Glenmore’s varied options without the intense pressure of previous peak cycles.

According to the latest CREA reporting, the market has transitioned into a "Buyer-Friendly Balanced Market" with high inventory levels and steady pricing.
